xAI subsidiary MZX is offering to buy Southaven, Mississippi homes if owners release claims linked to a noise lawsuit over the nearby data center and power plant.
A realtor told one resident the plan covers 418 homes; 18 owners were already preparing to sell.
Renters say landlords who agreed to sell have given them 60 days’ notice to leave.
Three residents accuse the data center and gas-fired turbines of “near-constant noise” and vibrations; MZX denies the allegations.
xAI also faces an NAACP case over unpermitted methane gas turbines in Southaven, plus reported environmental-penalty and unpaid-bill claims at Memphis and Southaven sites.
