The Capital Development Authority (CDA), Islamabad's planning and development body, has given in-principle approval to two high-rise towers in Blue Area, one of them planned at up to 659 feet. The CDA announced the decision on October 24. The approval is conditional, so the CDA Blue Area high-rises still need to meet technical and regulatory standards before they can receive final clearance.

What the committee approved

The Design Vetting Committee met at CDA headquarters under the chairmanship of Member Planning and Development Muhammad Umair. The committee checked the proposed schemes against planning rules, technical requirements and construction standards. The largest scheme is a 45-storey mixed-use tower on Plot 13 in Sector F-8/G-8, which the CDA said would be roughly 659 feet tall.

The Plot 13 project would have a covered area of 557,641 square feet. Its plan includes five underground floors for parking, ground-floor shops, restaurant floors, residential apartments on the upper levels and penthouses at the top. A second tower, on Plot 09 in Sector F-9/G-9, is planned at about 580 feet with 42 floors, plus additional service floors.

Conditions and other projects

Three other schemes also received in-principle approval: Tremezzo Mall in Bahria Garden City, Plot 62 in the Business Park at Gulberg Greens, and Plot 108 in Park Avenue North, Gulberg Greens. Their progress depends on resolving technical objections and meeting regulatory requirements. The CDA said all projects must satisfy legal, technical and regulatory conditions before final approval, including structural stability, parking, fire safety and protection of human life.

The CDA said the approvals are meant to encourage private investment, vertical development and commercial construction in the capital. CDA Chairman Sohail Ashraf said the authority would keep supporting investors, improve land use and speed up the processing of building plans. Any construction at the sites would follow final approval, and that approval rests on the conditions listed above.

Aasan alfaaz mein

CDA ne Blue Area mein do bulandd imaraton ko abhi ibtidai manzoori di hai, jin mein se ek taqreeban 659 feet unchi hogi. Yeh manzoori shartein poori hone par di gayi hai, aur final approval ke baghair tameer shuru nahi ho sakti. Aam shehri ke liye iska matlab hai ke Blue Area mein aagay chal kar naye flats aur dukanen ban sakti hain. Lekin abhi technical aur qanooni taqazon ka poora hona baqi hai.

FAQ

Generally, the owner submits a building plan to the Capital Development Authority, which reviews it against planning regulations, technical requirements and construction standards before approval. The exact forms, documents and steps should be confirmed with CDA through its official website or office, because they can change.
