The government has cut the number of mandatory property documents banks must seek for housing finance under the Prime Minister’s Apna Ghar Programme to five, after the State Bank of Pakistan (SBP), the country’s central bank, issued formal instructions to lenders.
An official spokesperson for the Ministry of Housing and Works said the SBP acted on the directives of Prime Minister Muhammad Shehbaz Sharif. The step is meant to make it easier for people who want to build their own homes to get loans, by trimming paperwork that had slowed applications.
What banks will ask for
Under the revised rules, banks will take five essential property-related documents for housing finance under the scheme. Those named by the ministry include a transfer and possession letter, a site plan, a mortgage permission letter, and registration of the mortgage.
Officials framed the shorter list as a way to simplify the loan file, remove procedural hurdles, and widen access to housing finance. The ministry said applicants had earlier complained that banks asked for a large pile of papers, which caused delays and complications.
Who the change is meant to help
The spokesperson said the new requirements should bring clear relief, especially for first-time homebuilders, by making the application route more convenient and accessible. The policy does not change the loan size on its own; it focuses on how much property paperwork banks must treat as mandatory under the scheme.
Prime Minister’s Apna Ghar Programme is a nationwide housing finance initiative run by the Ministry of Housing and Works. It offers loans of up to Rs10 million for home construction.
What borrowers should do next
People already preparing an Apna Ghar file should check with their bank which five property documents it will now treat as mandatory, and whether any older checklist has been updated after the SBP instructions. Completing transfer, site-plan and mortgage-related papers early may still matter, because those items remain on the essential list described by the ministry.
Borrowers should also confirm other bank requirements that fall outside property title papers—such as income proof or credit checks—since the announcement covers the property-document count for the scheme, not every step of a housing loan.

Apna Ghar loan ke liye banks ab property ke zaroori kaaghazat paanch kar diye gaye hain. Pehle zyada papers maangne se loan late hota tha. Ab pehli dafa ghar banwane walon ke liye process aasan hone ka irada hai. Scheme mein ghar banane ke liye Rs10 million tak qarz mil sakta hai; apne bank se naya list zaroor poochhein.
