The cement and steel price in Pakistan has levelled off this week after months of sharp swings, leaving buyers facing a costly but steadier market for basic building materials. Trade activity in Lahore, Karachi and Islamabad shows grey cement still clustered in a narrow band, while domestic steel rebar has stayed flat for several weeks at high mill-gate levels.
Where bag and bar rates stand now
Grey cement is changing hands at about Rs1,500–1,610 per 50kg bag, with differences tied to freight and where each brand is made. Southern supplies near the ports are often a few rupees cheaper per bag; northern routes usually carry a freight premium. Bestway, DG Khan, Maple Leaf and Lucky Cement are commonly quoted around Rs1,515–1,590 a bag in general retail, while high-value sulfate-resistant cement can top Rs1,700 a bag.
On the steel side, Grade 60 reinforcement bars—the grade most used for multi-storey frames and housing—are trading near Rs277 per kilogram, or about Rs277,000 per metric tonne at mill-gate. Grade 40 sits just behind at about Rs275 per kilogram, or roughly Rs275,000 a tonne. The cement and steel price in Pakistan therefore looks quiet week to week, but it sits well above the levels many households remember from earlier building cycles.
Why the market has stopped bouncing
Dealers and industry monitoring link the pause in steel moves to steady scrap-metal imports and comfortable inventories, while high production costs—especially power for melting and rolling—limit how far bar prices can fall. Cement has likewise settled after the abrupt ups and downs seen over the past couple of months. The plateau does not undo years of inflation, currency pressure and rising utility tariffs that have pushed the real cost of building higher.
Longer market tracking shows grey cement was a little under Rs700 a bag about five years ago and has more than doubled since. Steel bars have risen by a similar order of magnitude, helped by dearer international scrap and domestic electricity charges that feed into mill costs.
What a simple house build now requires
Industry rates say a plain one-storey 1,000 sq ft house can need 400–450 bags of cement for foundations, slabs and walls alone. At today’s bag prices that is already more than Rs650,000 for cement before steel and other materials. Composite estimates for structural grey work plus basic interior finishing in city markets now run about Rs3,000–3,250 per square foot.
A standard five-marla private dwelling with roughly 1,350 sq ft of construction area often needs Rs5.5–8.5 million without GST, according to industrial standards; larger ten-marla and one-kanal homes move into the tens of millions. Specialists advise builders to check fresh bills of quantities and match weighbridge slips with principal dealers before locking purchases.
Aasan alfaaz mein
Is hafte Pakistan mein cement aur saria ke rate zyada upar-neeche nahi ho rahe, lekin mehengai pehle se hi oonchi hai. Ek 50kg cement bag lagbhag 1,500 se 1,610 rupay ke darmiyan hai, aur Grade 60 saria lagbhag 277 rupay kilo hai. Chhoti ghar ki cement hi 650,000 rupay se upar pad sakti hai, is liye naya construction shuru karne se pehle taza rate zaroor check karein.
